Dinuba begins annexation of 40 acres along Road 92

Dinuba City Council approves annexation and prezoning request for future residential development on east side of city

DINUBA – More land on the east side of Dinuba is being prepared for development, with property owners beginning the process to annex nearly 40 acres into city limits. 

The Dinuba City Council considered a request for the annexation and prezoning of land north of El Monte Way and west of Road 92 during a public hearing Aug. 11. The council voted unanimously to approve the environmental finding for the project and begin the annexation of the property. 

City Planner Karl Schoettler said the item showed “that interest continues on the east side of town.” The land slated for annexation is directly to the east of the Los Prados East subdivision located off Crawford Avenue that the council approved earlier in the year, Schoettler said.

The land, consistently of approximately 38.7 acres, is currently just outside city limits and is zoned for agricultural use in Tulare County. In addition to starting the annexation, the council approved prezoning the land for single- and multi-family residential use.

Most of the site will be zoned as medium density for single-family homes while a small strip located on the south end of the land will be zoned as medium-high density residential for multi-family homes. 

Schoettler said the property owners have not submitted a subdivision map application yet, but based on the allowed lot sizes in each zone, the land could see approximately 145 single-family homes and 45 multi-family units. 

Council members discussed the need for improved traffic circulation in the area when the development is built and recognized the frustration that residents have been feeling lately with construction in the area. 

City staff said that when the site is ready for development and goes through the application process, a traffic impact study will be required and Road 92 will need to be widened. However, the property owners are still marketing the site to developers and no specific project is planned for the land yet. 

Celebrating America

The council also received a visit from Rep. Jim Costa, who brought along an American flag commemorating the 250th anniversary of the country’s founding. 

Costa has appeared before other city councils and county boards of supervisors throughout District 21 over the last few weeks to update constituents on community project funding and reflect on the history of the United States.

Costa said that as the country celebrates its 250th anniversary, it’s important to remember, especially during challenging times, “that as Americans we share far, far more in common than whatever differences we may have, beginning with our Constitution that established the oldest democracy in the world, followed with the Bill of Rights.”

Additionally, Costa recognized city council members and city staff for their work in trying to make Dinuba a better place for residents. 

“Each and every one of you, whether elected or not, love the city of Dinuba and the people who live here, and every day you try to make a difference, and I commend you for your efforts,” Costa said. “I am honored to have the ability to represent the people of Dinuba and this 21st congressional district.”
